Saudi real estate joins ranks of transparent markets

Saudi Arabia has entered the “transparent markets” category in real estate for the first time, ranking 35th globally in the Global Real Estate Transparency Index 2026, issued by JLL and LaSalle Investment Management.

The Kingdom was ranked among the three most-improved countries in the index worldwide. It also ranked among the markets that recorded the highest rates of progress in real estate transparency over the past decade.

The index measures the level of transparency in 88 countries and 146 cities, based on 260 factors covering market data, governance, legal systems, transaction procedures and sustainability.

Saudi Arabia’s progress reflects the impact of Vision 2030 reforms and digital transformation. Among the most notable initiatives is the launch of an official platform for real estate indicators, which provides centralized data on sale and rental prices and transaction volumes.

Stricter regulatory frameworks for off-plan projects, along with enhanced standards for listed real estate companies, also contributed to boosting the transparency of the Saudi real estate market.

Globally, the report showed improved scores for two-thirds of the markets surveyed. Transaction volumes in highly transparent markets rose by 64% over the past two years, while these markets accounted for more than 80% of direct real estate investment worldwide.

The report also noted that more than 90% of tenants and investors use artificial intelligence tools to analyze real estate data. The share of alternative sectors, such as data centers and student housing, reached 20% of global real estate investments.
